Cobble Hill is a diminutive neighborhood of just 22 city blocks that stretch from the BQE east to Court Street, from Atlantic Avenue south to Degraw Street. Once occupied by Dutch farmers, members of the Continental Army dubbed the area Cobble Hill in 1776 after a similar area they’d fortified in Boston. Brisk residential development began in the 1830s, and as a designated historic district, the neighborhood features beautifully preserved brownstones, apartment houses and churches in a variety of architectural styles. Three revolutionary Cobble Hill developments funded by philanthropist Andrew T. White sought to improve workforce housing for New Yorkers. Constructed in the 1870s, the delightful Gothic cottages of Warren Place Mews, the Romanesque Revival “Home Buildings” and the Victorian- influenced “Tower Buildings” are now sought-after residential enclaves with price tags that match demand.
While landmarking has retained Cobble Hill’s historic character, there are seven new-development sites in the area that once served as the campus of Long Island College Hospital. Top prices secured at the River Park complex, which includes both apartment towers and new townhouses, have propelled median sales prices, making Cobble Hill the most expensive neighborhood in Brooklyn.
Commercial development is largely limited to Cobble Hill’s northern and eastern border, giving the neighborhood a pin-drop quiet appeal. On Atlantic Avenue, you’ll find major retailers and eateries. Quaint Court Street features everything from upscale kids’ boutiques to old-school bakeries that nod to the enclave’s rich Italian history.
Located at the neighborhood’s center, beloved Cobble Hill Park serves as a town square where residents congregate along tree-lined paths and playgrounds. To the northwest, expansive Brooklyn Bridge Park offers 85 acres of outdoor space and recreation. Residents enjoy easy access to F, G, R, 2/3, 4/5 and A/C trains within a half-mile and ferry service at Brooklyn Bridge Park Pier 6/Atlantic Avenue.
